Scorching and charred wood were observed at a flexible conduit connection in the basement

What we found

Scorching was observed at the point where a flexible conduit — a corrugated metal sleeve that protects electrical wiring — attaches to the basement framing. The strap or fastener holding the conduit in place appears to have burned through, and the wood framing around it is charred.

Why it happens here

Electrical connections can generate heat when a joint is loose, corroded, or carrying more current than it was designed to handle. That heat can transfer to nearby materials — in this case, the wood framing — and leave the kind of charring that was observed here.

What it means for you

Charring on wood framing next to an electrical connection is a major finding. It tells you that enough heat was present at some point to damage both the fastener and the structure around it, and that the source of that heat has not yet been identified.

What to do

A licensed electrician should evaluate this before closing. They will look at the source of the scorching, check whether the conduit connection is still sound, and assess the condition of any wiring or framing material that was affected.

How common is this

Heat damage at electrical connection points does show up in home inspections, but visible charring on adjacent wood framing makes this a more significant version of the finding and moves it into the priority category.

This one deserves a specialist's eyes before you reach the closing table.
