What the permit record showed you
Every job someone pulled a permit for, who pulled it, and when it was signed off. That's a genuinely useful paper trail — it tells you what work was declared to the county and passed a code check at that moment.

What it can't show you
Work nobody pulled a permit for, which is most of what goes wrong. A re-roof done off the books. A panel a previous owner rewired themselves. A water heater swapped by a friend-of-a-friend. None of that appears in the record — and neither does condition. A permit closed in 2004 says nothing about what twenty-one years did to that roof.

Someone standing in the attic, on the roof, and at the panel, telling you what's actually there right now — what's normal wear, what's a negotiate-before-closing item, and what's nothing to worry about despite looking alarming. Plain language, photos, and a phone call after so you can ask questions.
